Four abbreviations do most of the work in NSW certification, and they are rarely explained to the person paying for them. Here is what each means, and when it applies to your project.
A combined planning and building approval, in one certificate. It applies where the work meets the standards set out in the State planning policy for complying development — those standards are fixed, so the project is measured against them rather than judged on merit. That is why a CDC can be determined by a private certifier without a development application to council, and why it is usually the faster route.
Where council has already granted development consent, the Construction Certificate is the second half. It confirms the construction drawings and specifications satisfy the Building Code of Australia and the conditions council attached to that consent. It has to be issued before building work begins.
Not a certificate but an appointment — the certifier responsible for the building work from start to finish. The Principal Certifier carries out the critical stage inspections and decides whether the Occupation Certificate can be issued. The owner makes the appointment, and it can be us whether or not we issued the original approval.
The last certificate, and the one that matters at the end. It is issued once the final inspection has been passed and every compliance certificate has been received — structural, waterproofing, glazing, the pool barrier and the rest. Until it is issued, the building may not lawfully be occupied.

Title search, 88B instrument, survey, BASIX, stormwater, structural and the rest. Once the file is complete we assess it and issue your CDC or Construction Certificate.
Booked as the work reaches each stage, from footings through to final. You book them yourself in the client portal and we confirm the time.
Final inspection passed and every compliance certificate received, we issue the Occupation Certificate. That is the point the building may lawfully be occupied.
