Problems get raised at drawing stage, not at lodgement

The expensive moment in certification is not the assessment. It is the redesign three weeks later because something on the title or a standard nobody checked rules out the pathway everyone assumed was available.

Send us the address and the title documents before the drawings are finished and we will tell you what the site allows. It costs us very little and it saves you the version everybody has to redo.

The same applies to a Construction Certificate. If the plans have drifted from what council consented to, we would rather say so while it is still a drawing than after the client has paid for the set.

One contact, and someone who answers

You deal with us, not a queue. Where a project needs a decision, you get an answer rather than a position in a workflow.

Complying Development Certificates are issued within 15 days of the lodgement date. Construction Certificates can be issued promptly once all required documentation is complete. Both are figures you can plan a program around, which is the point of publishing them.

Every project in one place

Each project has its own portal. The outstanding documents are listed as a live checklist, so you and your client can both see what is actually missing instead of trading emails about it.

Inspections are booked from the same place. You pick the time as the work reaches the stage, we confirm it, and the report and site photographs go back into the project file where everyone can see them.

If you run several jobs with us at once, you see them together rather than one email thread per site.

What we need to quote

  • The property address
  • What is proposed, and at what scale
  • Whether there is a development consent, or whether it is a complying development pathway
  • The plans, at whatever stage they have reached
  • Title documents if you have them — title search, section 10.7, 88B instrument

Referring a client

You are welcome to send a client straight to us, or to send us the details yourself and we will deal with them from there. Either way we will tell you what we told them, so nobody is working from a different version of the project.

We act as Principal Certifier on projects approved elsewhere too, so a job that came through another certifier is not a problem.

01Can you look at a job before the drawings are finished?

Yes, and it is the most useful time to ask. Send us the address and the title documents and we will tell you what the site allows before the design is committed.

02Do you take on projects approved by another certifier?

Yes. The owner appoints the Principal Certifier, and that is a separate decision from who issued the CDC or Construction Certificate. We regularly pick up projects approved elsewhere.

03Can I book inspections for my client?

Yes. Inspections are booked in the project portal and either you or the owner can do it. We confirm the time, and the report and photographs go back into the same project file.
