A Complying Development Certificate: we issue one within 15 days of the lodgement date, provided the application is complete.
A Construction Certificate: can be issued promptly once all required documentation is complete and the pre-construction conditions of the development consent have been satisfied.
Critical stage inspections: attended as the work reaches each stage. You book the time as the trade gets there and we confirm it.
An Occupation Certificate: issued once the final inspection has been passed and every compliance certificate has been received.
Documents. Almost every delay in certification is a missing document rather than a slow assessment, and an assessment cannot start on an incomplete file.
For a CDC that means the title search, the section 10.7 certificate, the 88B instrument, the survey and the architectural, structural and stormwater plans. For a Construction Certificate, add the development consent and the conditions attached to it.
At the end of a build it means the compliance certificates from the trades. They arrive on different timetables and the Occupation Certificate waits for the slowest one.
A redesign after the title was checked late. A pre-construction condition nobody read until the program was set. An inspection missed and the work covered over. A compliance certificate chased for three weeks at the end, from a trade who left the site in March.
None of those are assessment time. All of them are avoidable, and all of them are why we list what is required at the beginning instead of one item at a time.
Get the title documents before the drawings are finished. Order the section 10.7 certificate early. Give the engineer the survey rather than the architectural set alone. Read the consent conditions the week the consent arrives, not the week you want to start.
And collect the compliance certificates as each trade finishes, while they are still on site and still remember the job.
